Currently in a W2 job, looking to branch out into the long term rental space within the next year. Next step for me is defining my buy box, which is easier said than done as there are many shiny objects out there. Any advice or recommendations are welcome; I am here to learn.

@Shaun Anderson Welcome to real estate investing! 

You've done the first step which is making the decision.  

The hardest part is getting into action.  

You will always be able to look back and wish you would have done things differently or better, but the biggest regret you'll have is not taking action when you should.
