Hey Heather, welcome to BP! Honestly the best thing you can do starting out is keep things simple and focus on learning how to analyze deals and understanding your “why” before jumping into anything. A lot of new investors get stuck trying to learn everything at once, but it really comes down to picking one strategy that fits your lifestyle and goals, whether that’s long term rentals, house hacking, or even a light value add deal, and then getting really comfortable running the numbers so you know what a good deal actually looks like. I’d also spend time building a small team early on, like a lender, agent, and property manager if you plan to invest out of state, since having good people around you makes a huge difference. Don’t feel like you need to rush into your first deal either, it’s normal for it to take a few months to feel confident, and avoiding a bad deal is just as important as finding a good one. Most importantly, take action once you’ve done the basics, even if it’s not perfect, because experience is what really accelerates your learning in this space.
