Beginner in Oklahoma

I am at the beginning stages of real estate investing. I am looking for my first property to rehab and create a cash-positive rental. I am located in Oklahoma and would like to start in this area.     Welcome to BiggerPockets. Starting local is usually a smart move, especially for a first rehab, since you can stay close to the project and build relationships face to face. As you evaluate properties, make sure your numbers are conservative on rehab costs, holding time, and rent assumptions so the deal is still cash-positive even if a few things run over budget.
