Hi BP, I'm Hiromi based in Irvine, CA. By day I'm a data engineer at a large institutional asset manager, where I work with complex financial datasets professionally. I've been channeling that same rigor into real estate deal analysis for SoCal investors.
I built a report template that auto-calculates cash flow, cap rate, cash-on-cash return, rent comps, and vacancy modeling and I'm currently offering free analyses for LA and Orange County properties in exchange for honest feedback.
