Off market land, owner builder project introduction

Hey everyone,

I’ve been listening to BiggerPockets for the past couple years and am finally closing on my first deal!

It’s an off-market land deal I found by driving for dollars and snooping through my county GIS maps for vacant parcels in areas I liked.

The plan for the property is to act as an owner-builder and build a small single-family home for my family that will technically be sized as an ADU. Later on, the idea is to build a larger home on the property and rent out the smaller one.

The property is also set up pretty well for a unique stay / glamping style STR, so that's something I'm considering down the road too.

After construction of the ADU, the comps show a pretty solid ARV, so the investment side is mainly equity initially, But I have options for cash flow if needed. Still deciding if I want random strangers regularly on my personal property lol.

I’m planning to post updates as the build progresses and would love to hear input from any other owner-builders out there.
