Hello! I am new to BP. I am currently reading David Greenes BRRRR book and it has been eye opening. This book along with the testimonials on BPs youtube I am convinced of it without even owning my first SFR. I am going to go forward with real estate investing. I am here to learn and eventually help when possible.
A little about myself. I own a small business doing gutters, soffit, fascia wrap. I have been doing this since 2018. My oldest son is 18 and works with me. I make good money and I am good at what I do. I want to give my money velocity and make it work for me. I am a great savor and have saved $40k and invested about $110k in crypto, 401k and an individual investment account. I am willing to deploy this capital through margin and BTC loans to start my real estate investment journey. Currently in St.Louis and looking to start figuring out my buy box to start looking for deals. Any advice from anyone would be appreciated.

Welcome! @Jeremiah Childers. As you define your buy box, run lots of deals and stay conservative with the numbers. Be careful using margin or BTC loans so you don’t add extra risk early on. Learning the market and running lots of deals will go a long way.
