Looking to share, learn, and build connections!

Hey everyone! This is my first post on BiggerPockets! I'm looking to build connections and wanted to introduce myself.

I’ve been investing in real estate for about 3.5 years now. I started with turnkey single-family rentals and have since expanded into a mix of:

  • 3 single-family rentals
  • Passive investments in a multifamily syndication
  • A hotel-to-apartment conversion fund
  • Stake in a short-term rental and a couple of PadSplit deals

I went the turnkey route initially because I was working full-time and wanted something more hands-off, but over time I’ve gotten more interested in optimizing for returns and understanding where the real performance comes from.

Biggest thing I’ve learned so far: the projected numbers are almost never the real numbers.

Looking forward to learning from others here and sharing what’s actually worked (and what hasn’t).

Hi @Victor Mora. Sounds like you’ve built a really solid foundation and gotten exposure to a good mix of deals early on. And completely agree with you the real numbers are where the real education happens. If you find yourself leaning more toward the passive side, I have a co-investing club where we focus on underwriting and vetting operators together.

Thanks @G. Brian Davis! I am also involved in an investing group where we vet operators and do due diligence on deals together. It is through that group that I learned of and invested in the funds/syndications beyond my 3 SFRs. I've learned that operator track record is very important when evaluating opportunities! What types of deals does your investing group focus on?

Absolutely, operator quality is huge. We actually like doing a mix of deals, land, self-storage, multifamily, boutique hotels, and even a barndominium recently.

We keep it accessible with smaller investments around $5K, so people can diversify across deals and operators instead of going all-in on just one. Sounds like we have a similar approach.
