Hey Bigger Pockets community - glad to finally be here and actually showing up.

My real estate journey started in 1999 when I purchased my first property off-market using a lease option with no money down. Life happened, as it does, and it wasn't until 2018 that I got intentional about investing - completed the Fortune Builders Mastery program, did a full gut renovation on a townhouse, ran it as an Airbnb for four years, transitioned it to long-term rental, and ultimately sold it for triple my original investment.

Since then I've added to my portfolio and today I own buy-and-hold units across residential and commercial real estate. I invest both locally and virtually.

What I've learned along the way - and what became a bit of an obsession - is tightening operations, reducing vacancy drag, and treating every unit like the income stream it's supposed to be. I stopped counting just lost rent and started really understanding the additional costs - labor, carrying, maintenance and the compounding effect across multiple units. It adds up fast and quietly.

I'm here to learn, contribute, and connect with investors who are serious about maximizing what they already own before chasing the next acquisition.
