Good evening investors and all, I hope you are having a wonderful day so far. I am very excited to start my journey investing into real estate properties! Currently I'm 19 years old at the time of making this post and gathering as much data as possible to understand rental property investing as a whole. I've Started listening to the bigger pockets podcast and read as many book as i can by Robert Kiyosaki, Brandon Turner, and soon Ken McKelroy to further boost my knowledge on how it all works. Being military also allows me to be eligible for specific benefits (most notably the VA loan) that I have been trying to learn how to take full advantage of and use to its greatest potential. With no debts and being taught the importations of money early on in life, I'm willing to make bigger plays than most and take on more "risk" and (hopefully) more "reward" as I'm still very young into the investing game and have plenty of time to dig myself out of the hole and try again from square 1.

Currently, I am planning to buy my first property in the town I'm staying at within the next 6 months-1 year and will be "house hack" with someone else on my base, essentially allowing us to claim BAH (est. $1300 per person) and enable the option for both of us to pocket an extra couple hundred dollars a month that can later be saved up for a future property. I'm still deciding if I should continue looking at and researching into single family home for me and a buddy or look into a multifamily home, do the same thing, and rent out the other unit to someone else in my town allowing for a greater cashflow. Please understand that this is still a very rough and untuned out plan, Afterall i still need to find reliable people (contractors, real estate agents, utility companies, mentor etc..) and the overall market of my area. Eventually I plan to work my way towards mid-long term rentals, maybe even commercial, and building a stronger future for myself.

To finally be able to start communicating on this platform and truly being in tune with what I want to do and taking action to it is such a big sigh of relief and new found confidence for me. However, I do understand that this road is not an easy one and would love to hear others story's of what they believe the "do's" and "Don'ts" of rental investing as well as the fundamentals of getting started and build a very strong foundation from the start. Any sort of input such as books, podcast, or any other form of media you believe helped form your strong foundation and understanding, please let me know as it would be greatly appreciated. I may not have much to offer you for your knowledge currently, but i WILL be a big player in the upcoming future and would love an opportunity to invest with some others on this website one day and make a name for myself and others. I thank you very much for staying until the end of this post, have a wonderful rest of your day and best of luck on your investing endeavors!!!
