Self-Managing Owner on the Oregon Coast — Happy to Be Here

Hey everyone — I'm Albert, based on the Oregon Coast. I self-manage 2 vacation rental properties out here and have been deep in the short-term rental world for a while now.

My focus is on seasonal pricing and maximizing revenue in event-driven markets. The Oregon Coast is a unique one — whale migration, Sandcastle Contest, storm watching season — all of these create demand spikes that most generic pricing tools completely miss. I've spent a lot of time figuring out how to price for these micro-events and it's made a real difference in my numbers.

I'm also big on self-managing vs. handing 25-40% to a property manager. It's more work, but the math is hard to argue with if you have the right systems in place.
