New to BP, not new to owning rentals

Hello BP

Looking to scale my single family portfolio and realizing that there's more I don't know, than I do. I just have a few single families and a flip (in progress). Have a nice nest egg and looking to find at least two more properties this year. I aim for single family houses here around St. Louis MO, in nicer neighborhoods, that are ~150k or less and in areas commanding at least $1500 in rent. I've been Very picky about who I rent to and because of that, my tenants typically stay for years. I'm definitely open to learning more about Section 8 rentals and building a team to help run my investments(when my LLC gets big enough).

Currently reading the BP,  'How to Invest in Real Estate: The Ultimate Beginners Guide' and realizing that there are definitely some things I need to focus more on if I'm looking to grow aggressively instead of organically letting things fall in my lap.

I plan on being a bit active here in the forum, with asking questions mostly.

Wish you all well and success in your real estate investments.

Welcome aboard @Mark Thenhaus! Section 8 can help provide consistent, government-backed rent and reduce vacancy risk, but it’s important to be cautious and screen tenants carefully. Pairing this with a strong team for management and compliance will help you scale safely.
