Hey Everyone,

Ryan Flowers from Michigan.

I live in code and AI tools by day and I've been obsessed with real estate investing since reading Rich Dad Poor Dad. Zero deals closed so far, but I'm changing that.

My focus is wholesaling and buy and hold rentals in Central Michigan Markets. I've been building AI workflows to speed up my analysis process, things like prompts that run a full cash on cash, cap rate, GRM, and DCR analysis in under 30 seconds.

I'm documenting the entire journey from zero, the tools, the deals, what works, and what doesn't.
