If I were new to investing in the Lexington area, the first thing I'd focus on wouldn't be finding a property. I'd focus on figuring out which strategy makes the most sense for my goals and available capital. The mistake I see new investors make is trying to learn every strategy at once instead of becoming really good at evaluating one path.
What matters most early on is understanding your buy box, financing options, and local market dynamics. Once those pieces become clear, finding opportunities becomes much easier because you know exactly what you're looking for.
What area of investing interests you most right now: long-term rentals, house hacking, flips, multifamily, or something else?
