New Real Estate Investor

Hey BP, I am Jack. I am getting ready to do my first deal in the Sac area and trying to learn from people on the ground before I anchor on a strategy.

My mentor up in Seattle runs a BRRRR + DADU play: Buy a property with a big lot, fix up the existing house, subdivide, sell the front, then build a DADU on the back parcel and sell that too. Works well up there. I'm not sure how cleanly it ports to Sac with different zoning, price points, and buyer pools. I am starting my first project in Seattle but am originally from the Sac area and want to learn here.

Looking at Folsom, Roseville, Rocklin, EDH, and parts of Sac proper, but I'm open to being pointed elsewhere.

A few things I'd love to hear from anyone willing to share:

  • What's actually on the drawing board here right now: Flips, BRRRRs, builds, or small multi?
  • Has anyone made an SB 9 split work in practice, or is it more pain than it's worth?
  • Are DADU builds for resale viable, or does the math fall apart?
  • Submarkets that are actually working vs. ones that are overhyped?

Capital and team-building are in place; I'm just trying to learn before I write offers. Happy to grab coffee or trade DMs with anyone open to it.
