1.7 AUM - 6 units - Need Help Breaking Through

Hello! Long time listener, first time poster :)  

I am in MA and have about 1.7 Million in Assets under management. The barrier to entry is pretty high up here. I have my personal systems that consist of excel, invoice management and google drive. I left my job in software about 2 years ago and have started working as a contractor / handyman with some real experienced folks as well as doing a lot of work on my own properties. I really want to break through to the next level but I am somewhat stuck. I know most of you will tell me to keep the W2 but when I do something it's typically all or nothing. To that end, I have also become a licensed realtor in MA and NH where I focus on the multi family niche. 

When we talk about the 3 elements of real estate being time / knowledge / money I'm pretty solid in 2 of the categories but lack one as you can imagine. I am running things pretty lean right now and it's a bit of chicken or the egg scenario. 

My long term plan is the 3 pronged entity solution where I've got PM, maintenance and assets each as their own entity but I lack the knowledge or resources to build out the contracts for PM and maintenance. I do however have the manpower to get these entities off the ground and the skills to add clients from my 15 years selling software. I have a team of great professionals who have helped me along the journey but I could really use help breaking through. 

Any guidance would be GREATLY appreciated. 

P.S. my NOI is very solid on these properties but I'm stuck with the bills and lifestyle of a family with 3 kids. 100% Occupancy since I rehabbed my latest 4 family acquisition this past October.
