Happy to contribute here — just want to share some context on my background since it tends to be relevant in these conversations.

I'm a licensed agent covering Rhode Island and southeastern Massachusetts. I've been a landlord for 26 years and self-manage my own properties, so I've got hands-on experience with RI landlord-tenant law and the day-to-day realities of operating rentals — not just the textbook version.

I've worked with investors on flips, buy-and-holds, and house hacking in both states, and I have connections to hard money when timing matters.

If anyone has questions about the Providence metro or the 508 corridor, I'm glad to help — always straight talk, no spin.
