Hi,

I'm starting to educate myself in real estate investment.  Considering to buy my first investment this year.  I like residential and commercial.

Any advice where to start?

Thanks,

Hi  My advice would be to start by focusing on one asset class and one market before trying to learn everything at once.

As a Memphis agent working with investors, I see many first-time buyers have the most success starting with a residential rental because the financing and operations are generally easier to understand. Once you're comfortable analyzing deals, commercial opportunities become much easier to evaluate.

Spend time learning how to analyze cash flow, estimate expenses, and understand the local market. The numbers and the team you build around you are usually more important than the property itself.

Are you planning to invest locally or looking at out-of-state markets?

Best of luck!
