Hey BP community — introducing myself as a new Montana wholesaler
Hi everyone, I'm Johanna, joining from Big Sky, Montana.
I'm stepping into wholesaling with a foundation that I believe makes me a valuable partner compared to the average new wholesaler — I've got hands-on experience in buy-and-hold investing, long-term rentals, and Airbnb setup and operations. I know what a good deal actually looks like from the other side of the table, which means when I bring you a contract, I've already run it through the lens of someone who has had to make a property perform.
Right now I'm focused mostly on the Butte Market, which has a lower threshold for entry and is in a building phase that other Montana cities are past. I think it has a lot of potential, and has shown steady growth over the last few years as it's a more affordable area that still offers access to all kinds of outdoor activities and is central to our national parks. In the state as a whole, inventory is limited, there are motivated sellers in smaller cities and rural pockets that never hit the MLS, and Montana's short-term rental market — particularly around Glacier, Yellowstone, and Big Sky — continues to attract serious Airbnb operators looking for the right property.
I also come at real estate as an interior designer with 8+ years construction experience, so I assess properties differently. I understand rehabilitation costs, I can spot a property with real potential versus one that looks good on paper, and I know what it takes to get a space guest-ready or tenant-ready.
I'm here to build real relationships with cash buyers who want Montana deals brought to them, with other wholesalers who want a boots-on-the-ground partner in the state, and with experienced investors I can learn from as I grow my wholesale operation.
