Looking to buy my first property

I just moved to Wilmington, DE and looking to invest in single home or duplexes in DE, MD, PA and NJ area in a 25-50 mile radius. I am looking for potential BRRRs in these areas but stuck in analysis paralysis mode. I use the BRRR calculator but finding the numbers for the calculators is something I have been struggling with. Mainly the rent estimate for a house or how long will that property sit unrented (operating costs). I have gone to a couple meetups and plan on going to more to network hoping to find a mentor to discuss deals with.

    Keep your eyes open and be ready to move quickly when something in that area comes up. It may sound trite but I have done very well over the years buying the poorest house on the richest block. The ugly grandmom's house in nice areas will cost more than you probably feel like spending but securing a strong address is key in my opinion when it comes to a decent place to live if you plan to do any live in rehabs, solid tenants if you rent and ease of resale whenit is time to move on.
