Rookie Looking for Investment Property and Mentor

I'm sort of new to investing. We've been doing the live-in flip on our 2nd house after renting out the first a couple of years ago. I want to get serious about finding a new property and move more quickly with investments, but I'm not sure where to start or where to look. I also live in a ridiculously expensive area with over-inflated prices, so it's hard to stomach paying twice as much for another property in the same area. Any recommendations on how to find off-market properties?

I am also looking for a mentor.

    Wholesalers are a good way to find off-market properties. Once you find a market you are interested in you can connect with a wholesaler in that area as they often have a lot of listings (at least the ones I know). Often times agents also have connections to find off market deals. BP makes it easy to connect with people from all over so I suggest maybe starting by connecting with some agents you find on here and stay active in the chats :)
