Hi Cashay, welcome!
Dallas is a very interesting market in my eyes. It's sort of the perfect mix of affordability and big city - which those two things don't often coincide. I was reading an article today stating that 10.3% of transactions this year in Dallas are flips, which is top 3 in the nation. I know you mentioned playing the long game, however it's always refreshing to see volume in your area is top of the country!
There's also tons of Dallas investors here on BP, so you should have no shortage of help from everyone on here.
