New Investor- Best first move?!

I'm new to BiggerPockets and I'm looking to learn from people who have already built successful real estate portfolios. I'm at the point where I want to move beyond simply owning my primary residence and start building some investment properties, but I'm trying to figure out the smartest way to get started.
My Primary house numbers are:
Location: Houston, Texas area
Primary residence value: Approximately $200,000
Mortgage balance: Approximately $75,000
Mortgage: 30-year loan at 6%
Monthly mortgage payment: Approximately $1,119

You’re actually in a better starting position than a lot of first-time investors because you already have something most people overlook: a relatively small mortgage balance against a real asset.
I wouldn’t make the first move “how do I pull equity out?” though. Your roughly $125K of home equity is leverage, not automatically investment capital. Before touching it, I’d build the acquisition backward from the deal you actually want.
Start with three numbers: how much cash you can deploy without stressing your household, how much monthly negative variance you could comfortably absorb if something goes wrong, and what property in your Houston buy box can realistically produce after taxes, insurance, vacancy, maintenance, management and financing.
Then you can decide whether the right first move is conventional financing, a HELOC, another owner-occupied strategy, or simply keeping the house untouched and buying separately.
The goal isn’t to buy your first investment property as fast as possible. It’s to make sure property #1 leaves you in a stronger position to buy property #2.
