Introduction: Md Uddin — Real Estate Investor, Cleveland Market

Hello everyone — Md Uddin here. I'm a real estate investor based in Ohio, and I wanted to introduce myself to the community.

I run a business full-time and invest in real estate in Cleveland and Cuyahoga County, concentrating on single-family homes and small multifamily properties. My strategies are wholesaling and long-term buy-and-hold. Cleveland's fundamentals — steady rental demand and accessible price points — are what drew me to focus my investing there.

I spend a good deal of my time analyzing the Cleveland market neighborhood by neighborhood and following the conversations here on BiggerPockets. The depth of experience in this community is hard to find anywhere else.

I'm looking forward to exchanging ideas with other investors active in Northeast Ohio and contributing where I can. Thanks for having me. — Md

Welcome, Md. Your neighborhood-by-neighborhood approach is exactly right for Cleveland — it's a block-by-block market the same way Long Island is a school-district-by-school-district market here in NY. Two streets can look identical on a spreadsheet and be completely different deals on rent and resale, and the investors who do well there are the ones who underwrite the street, not the zip code.

Two Cleveland-specific items worth building into your buy-and-hold numbers from day one, because out-of-area buyers miss them constantly: the city's lead-safe certification requirement for rentals (most of that housing stock is pre-1978, so budget the clearance work and the timeline into your rehab), and the point-of-sale inspection/escrow requirements in several Cuyahoga County suburbs, which can hold up closings and tie up cash if they're not in your offer math upfront.

I also saw the questions you asked on the 44110 deal in Classifieds — address, contract position, disclosure status. That's the right way to underwrite someone else's deal, and if you bring that same discipline to the deals you wholesale, buyers will take your numbers seriously fast.

Good luck — looking forward to seeing how the portfolio builds.

@Md Uddin welcome. Running a business full time and investing on the side is a lot, but you probably already look at rentals like a business, which helps. One thing I learned the hard way with older houses, and Cleveland has plenty of them: assume the last owner didn't keep up with it like you would, and keep money set aside for the big stuff. Best of luck with the buy and hold side.
