hello my my name is Joel 

I have browsed biggerpockets in the past infrequently, but I'm interested in getting more involved and learning more about real estate. I have been successful in my past endeavors in investing, and I am looking to build up a long term portfolio of cashflowing properties, and a career of sorts. I would love to talk with other local investors and hear their ideas and experiences. I have experience financing deals and the capital to put to work. That said I'm still very green in real estate. I look forward to chatting and learning with all of you.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
