Hello Everyone! Today is my first time posting, as I just became a member today. I found the site about 3 weeks ago(that is how long it has taken me to listen to all 80 something podcasts!). Lots of great info on this site--glad I found it.

So, the wife and I(semi-newly weds) are looking to buy our first rental property in the next 6-12 months. We are going to be using savings, stocks, and some 401k money. I know we will take a tax hit, but thats ok, it is a means to an end! I have been interested in starting to invest in real estate for a few years, just had to come up with some cash first! At a quick glance, in my area of Illinois, just outside of STL, i have found a few different multi-family 4 unit properties, all for around the 150k mark, and all have rents around the $600.00 mark. This is what we are thinking about purchasing for our first property. We will have a little over 30k for the down payment that is available to us. We are excited to get started, but are planning on being patient and making sure that the first deal is the right deal. We are planning to buy after the end of this year, unless something jumps out at us sooner.

Just wondering if anyone else would love to share how they came up with the money to finance their first property? Salaries here in the midwest are by comparison much lower than on the coasts, but that is due to lower cost of living. It has been hard work to even save up this 30k, which doesn't sound like much compared to deals I have been hearing about/reading about on this site.

Any info is good info to me!

    Welcome to BP DJ. If you listened to all 80+ podcasts in three weeks, I'm impressed!

    Not sure if you're aware but you can actually use retirement funds to purchase a property without taking a withdrawal from the plan. There are lots of discussions about it here on the board but I'm happy to answer questions if they ever come up.

    you can also take out a loan on the 401k.

    Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers.

    Consider checking out HUD homes for small multi's owner occupied gets first crack.

    To find out about an area go to IREM.org search for ARM certified property managers. Call 5 ask them what parts of the city they like/dislike and why. Ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.

    You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

    find out if you can turn your 401k into a self directed IRA. Then you can use your money in Ira to buy properties without a tax hit.

    It seems you have a well thought out plan to slowly grow.  

    The others hit the nail on the head, there are ways around paying taxes on your 401K.

    i actually ordered 4 of the 21 books on that list last week. i got them in the mail last night. not sure what i am going to start with. trying to learn as much as i can before i spend half of my retirement moola on my first rental property! This is a great site, and i plan on being on it for at least a little bit each day. Lots of great ways to learn on here. I have been listening to the podcasts while at my desk at work. Makes the day go by fast for sure, but it also makes me want to be done with this desk job and in real estate full time! Where do i enter the key word alerts at?Thank you, Brandon for all the hard work that you put into this site!

    Welcome to Biggerpockets!

    My husband and I are also buy and hold investors. Do you guys own a primary property yet? We got started by living in our first housing and than renting it out when we left. Could you live in one of the units allowing you to qualify for personal property financing and lower interest rate?

    I am a big believer in multi-"baskets". Therefore I try to invest my stocks and real estate seperatly. Also you are going to need to have "reserves". our broker allows us to use investment accounts so that is what we do.

    Welcome fellow Bigger Pockets member! This is a great forum and I am sure it will help you learn many facets of the real estate investment world. I purchased my first investment property over 40 years ago and only wish that I had a resource like BP community when I got started! So you are in a good company.

    Some say that your net-worth equals your network, and this is the place to make right connections. You should also find investors locally and network with them face-to-face. Find people close to you using MEET feature. Also, look for investor meetings on Meetup.

    thank you! i can't believe i had never heard of this site until about a month ago. I have learned alot just reading others forum discussions!
