Hello everyone, I'm a new investor in the Southern, NJ area. I've been interested in investing real estate for long time and decided to pull the trigger and just do it.  I looking at rental properties to have other income sources.

I'm scheduled to sign a contract for two properties tomorrow.  One is already empty and the other has a tenant who the current owner is supposed to have vacated and then clean out the place and have it in good condition before closing.  So hopefully I should not have too much work to put in maybe a few thousand in cost to get them ready to rent.

My main concern is depending on when we go to settlement, it is getting close to the holiday season and i don't think too many people are looking for rentals during the holidays.

I look forward to learning and interacting with everyone.
