Hello everyone, 

My name is William Brooks. I am a senior at Sam Houston State University studying construction management and business. I have also been studying real estate investing for 2 years now while a student in college. I am highly motivated to eventually make real estate/property investing my career and joined the site to further my education on all aspects of investing. 

I will be graduating from college this coming December and will most likely begin work in the Houston construction industry while growing capital and knowledge for my first deal. I am 22 years old and ready to start making serious steps towards a successful financial future!

Any and all advise is greatly appreciated and I look forward to hearing from you guys!

Sounds like you're off to a great start. The Houston construction market should continue to be booming when you graduate. It's a great time to ply your trade and build your capital quickly in order to move from "hired" to "hiring."

Best advice is to put together a budget with a goal toward affording your first acquisition. Hopefully you don't have too much student debt, so this shouldn't be too difficult. Try to resist the short cuts some real estate "gurus" try to peddle. A great credit rating and a small bundle of cash (and/or some partner investors with the same) will make the deals possible. Don't be afraid to start small and build experience toward larger projects.
