Newbie in Washington, DC --still just learning!

Hi everyone,

I'm joining BiggerPockets because I am sooo impressed with the podcasts, and what appears to be a remarkably functional community--a rare thing. I'm not yet in a position to invest, but I'm fascinated.

I'm Susan L, and I have no background in real estate; I'm a T'ai Chi teacher and kinesthetic learning specialist, and I'm a big fan of biotensegrity. Soon to be a grandmother, I'm continually working to improve my business and financial acumen, which I'm expecting will eventually present me with a need for great investing skills, so I'm building them now (I'm a bit late, so why wait?).

When my real estate investing days do begin, it's unclear to me now whether I'll be favoring buy and hold, commercial, wholesaling or what. The most useful thing I've learned so far, I think, is that there are indeed so many ways to be a real estate investor.

We have a monthly meetup in Columbia Heights in DC focused on real estate transactions and networking.  It is a great group of guys and usually there is someone that presents either on their success, marketing strategies or even failures.  Our next event is on October 29th at 7pm.

Welcome to BiggerPockets!

As you mentioned there are tons of different mentioned. We are buy and hold investor. The best thing I can say is to be "flexible". My plan when we got started and how we invest today is SOOO different. We have done very well by turning lemons into lemon aid and looking at every opportunity. The craziness one are the one that have been working out in our experience.

Another great place is to look around the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away. Definitely list your website or blog in your signature. Its a great additional networking source.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
