Hi Everyone,
I used to have account here but couldn't remember the info for the life of me, so decided to start fresh. I'm a Southern California native (Camarillo) currently finishing my last year at the University of Wisconsin-Madison. I keep seesawing between a full-time career in real estate/investing and a career in financial advising so if anyone has any insight I would love to hear it.
I have prior experience rehabbing in Southern California with my dad, and am interested in getting into a multi-family owner occupied situation upon my graduation (fingers crossed on the graduation part)

To answer your question we did both. I have an undergraduate degree in Finance with minor in Accounting along with a MBA. I started off working as an project analyst in a commercial/mulit family right out of graduate school. Now I work in commercial. I LOVE being able to play with someone else's money while receiving a AWESOME W2 paycheck to leverage. So the quick answer is my husband and I live very frugal. We live off one paycheck and save the other one. The saved paycheck is our funding downpayment for investments. I use my finance to be smart :)
So a great place is to look around the blogs, forums and listen to the podcasts for different niches. If you see a post you enjoy check out the persons signature. Many of us including myself talk about our strategies, styles, niches and business model on our website. So definitely check that out as it is an amazing additional resource. For example, my blog is about while working full time, buy and hold investing, 0% Down Rentals, Personal Properties turned rentals, Long distancing investing, self-managing 3,000+ miles away. Definitely list your blog or website in your signature, if you have one. Its a great additional networking source.
