Hi all, I am fairly new to the site but have quickly realized how much knowledge is on here! There are tons of amazing blog posts and so much to learn.
I have been investing in out of state rental properties (Kansas City and Atlanta) for the past couple years. I am looking to connect with out of state wholesalers, flippers (turn key properties), builders and the like. I am willing to look at all markets, but I prefer Kansas City, Atlanta, Memphis, San Antonio, Austin, Dallas, Phoenix, Boise, Indianapolis, and Toledo.
I am also looking to start flipping in the Southern California region and am interested in finding partners to bring deals to and work with.
I live in Sunset Beach, CA (near Huntington Beach, CA) and I am an avid surfer!
3. Check out the free BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having over 100 past ones to catch up on.
4. Develop your own business strategy. -- Don’t just be a “jack-of-all-trades" Even though I am.
5. Grow your business by developing your business plan. - Remember there is a difference between goals and a plan. http://www.biggerpockets.com/files
6. Locate and attend several different local REIAs as they’re great opportunities to network and meet wholesalers, lenders, and contractors.
7. Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!
8. Spend some time every day on Bigger Pockets by connecting with “colleagues,” perusing blogs and videos, and engaging with others on the forums: http://www.biggerpockets.com/meet
@Matt Deibel welcome to BP. There is a monthly local meetup in Lake Forest that you might be interested in attending. I will also look at partnering with any of your Orange County Deals. See you at tomorrow nights meeting.
Ooh! You sound like fun. Where in Atlanta did you buy? My properties are there as well. Interesting list of markets you like...how'd you decide on all those? Of all those, Dallas is my fave. Austin would be but cash flow there is next to impossible these days.
I'm up in Venice. I'm a non-avid surfer. I have a board, and a wetsuit, and I live a block from the surf....but I've only nailed out surfing the whitewater. I haven't quite figured out real waves.
You and me both, Ali. I keep taking lessons, but I swear the hardest part is figuring out which wave to go for! I am sooo envious that you live near actual surf -- nothing in Georgia qualifies (sandbar 15 miles off the entire Ga coast kills it all), so developing my fantasy mad surfing skills just ain't easy!
Hahaha. I hear that! I don't worry as much about what wave to catch, it's more about what the h&$# I do with it once I'm on it. I know the concept in my head, but something about the push up so the nose goes down thing is really disturbing to me. All I can picture is me nosediving the board in and flipping over it.
@Ali Boone practice makes perfect, you'll get it. I'm a young investor, I haven't had a chance to really dive into every market out there. I've spent the time looking into these markets to a small extent and I've found some properties that meet some of the different investment strategies I like. My property is in Austell, GA, I think I'm going to sell it this year though. Where is yours? Where else do you own property?
All of mine are around Atlanta, but I work with properties in a lot of markets. Mine in Atlanta are all I-20 and south (Decatur (Lithonia side), McDonough, etc.). I do have one in Smyrna but that's from before I got into REI and it was my house when I lived there. Hindsight- dumb investment, but I had no idea about anything REI at the time so what can you do.
I work with properties in Philly, Birmingham, Houston, Dallas, Chicago, Indy, Trenton (although sold out right now), and....well no I guess that's most of them right now. Philly and Birmingham are going nuts right now, in a good way. Lots of action.
@Matt Deibel@Anna Watkins@Ali Boone We gotta get a BP + surfing meetup someday. I'd fly out to SoCal just for that. I can't surf, but I keep trying! Matt, I lived off Warner for close to a decade, and every Saturday I'd bike down Warner to Sunset Beach, then down to Newport and back. Breathtaking sunrises and sunsets.
Welcome to BP! What are the different investment strategies that you mentioned you like?
Wow that is so crazy, I live right off Warner. How'd you end up across the country? @Sheree H.
I love the differences you can find in markets. Some markets are pure cash flow, others can balance cash flow and potential appreciation, and lastly some hinge purely on appreciation. I like the idea of spreading my investments between these 3 types, but I haven't been able to bring myself to venture very far in the pure appreciation spectrum yet.
just curios why Memphis is on your list? I was there for a training not to long ago and it didn't seem like a place I would want to invest in unless maybe I lived here. I'm only asking because Im curios and I'm sure I'll learn something new.
Hey @Matt Deibel welcome to BP! It's great that you have been investing and checking out BP at the same time. Feel free to answer or ask questions yourself in the forums. It's also great to make new deals through the site.
Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
Download BP’s newest book here some good due diligence in Chapter 10. Real Estate Rewind Starting over
Another non-avid surfer here, but only because of location. I've taken several lessons down at the gulf coast, and do a little wake surfing on the lake. I'm working my way up to becoming good enough to go further out in the gulf and do some tanker wave surfing.
Lots of folks from Austin on the forums that are more than happy to answer questions about our market. It's value as a chosen market for investment depends on your strategy, but it's value for investigating a market by visiting and enjoying it is a clear winner!
@Jake Landry I think Memphis is a market with some appreciation left where you can still find reasonably priced properties (even turnkey) that cash flow. Personally I don't necessarily invest where I want to live, but everyone has their own strategy.
@Paul Timmins Send over some properties I'm always interested in learning about new markets.
@Matt Deibel I think the question should be more like, How'd I end up on the west coast for so long? :) I moved from GA to SoCal to "find myself" only to find I left my soul in the South. I'm a southern gal at heart!
I'm in the middle - I like balancing both cash flow and appreciation for the security in having multiple exits. My favorite word of the year is HEDGE (thanks @Rick Baggenstoss ).
@Paul Timmins Thank you for referring BP's Real Estate Rewind! I don't know how I missed that, and I'm looking forward to reading the entire book. Great article and advice on due diligence in your chapter. I learned a few more avenues for due diligence that I could be checking!
I play in a variety of areas. I have some residential rentals and a couple of commercial office buildings near downtown Austin. The last couple of years have been focused on urban-infill, which is a fancy way of saying I tear down or relocate houses from neighborhoods close to downtown and build something new on the lot.
