Hello Everyone!
My name is Mary and I'm excited about my new journey investing in real estate.! I came across BiggerPockets through Youtube videos sent from my friend @Lynnette T. . I’ve always wanted to invest in real estate, but recently my “why” has become very strong due to becoming a new wife and mom last year. My main goals are to become financially free and exit the rat race ASAP! As of now wholesaling is my main focus, but I would also like to get into rentals and flipping. I just recently went driving for dollars last week and I’m feeling optimistic about my findings. I am truly looking forward to connecting and growing with all of you. Any advice and tips on getting started in the Philadelphia market or about wholesaling in general are very much welcomed!
Thank you for taking time to read this :)
Mary W.

Welcome. People in the medical profession often are a good source of private money.
Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook
To find out about an area go to IREM.org search for ARM certified property managers. Call 5 ask them what sides of the city they like/dislike and why. Ask what they see them selling for and what expenses are by category. Ask for market occupancy and rents. Ask if they know anything coming up for sale.
You can also search narpm.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.
Download BP’s newest book here some good due diligence in Chapter 10. Real Estate Rewind Starting over
Good luck
Paul
