Hi i am new I have questions about multifamily homes

I have a question for Brandon Turner and others. 

I watched the multifamily webinar about two weeks. So no one asked this question. So here it is I want to buy a house to live in but want to make money so would buy a multifamily home. How would I go about living in one and renting one out. I also live in farrockaway ny. I can only buy in a certain area bec i am jewish. What price range should I look that I would make money with cash flow.
