Hello all, I am brand spankin' new to the real estate world. I just turned 26 and am ready to take my wealth to a whole other level. I am an active duty member in the military so I am really looking for some advice from those who have a full time job or are in the military (maybe certain perks I am unaware of). I found out about BiggerPockets through their Podcasts. I was just researching real estate podcasts. I listened to a few other but none of them really intrigued or informed me like BP. I am currently working towards my bachelors in Accounting. I hope to also gain my real estate license in the future. I am open ears and an empty sponge looking to soak in a wealth of knowledge. Thanks to the BP Podcasts, I have already started that process. Thank you for your time, Stephanie

Hi Stephanie .. welcome! It's terrific that you are getting plugged into real estate early in life. I also work full time and it can be quite challenging. I have just recently branched out into flips and the funds came from home equity credit lines on our primary residence and on some rental properties. So that's not a quick-start option. 

One of the biggest hurdles to flipping in the Richmond area is simply getting a good property under contract to begin with. If you have time to do some of your own marketing or other work on the acquisitions side you could partner with someone who has money but no time to find a good deal. Check out the real estate groups on meetup.com .. especially REIA and RING.
