I am a newbie and in fact, really just looking for honest feedback from the experts, you. :) 

I have always wanted to look at flipping houses and in fact bought a small "hobby" house in Vermont to get some experience in sweat equity. Now I have resources ($) and have been building a relationship with a contractor so ready to perhaps take the next step.  

2 questions if you have time?

1  What is the one thing you wish you had known before or during your first project?    

2  Does the talk of interest rate hike coming overly scare you?
