New real estate investor from Phoenix, Az

Hello everyone! To start, my name is Kendall Tadano. I am an Arizona native and currently have 1 single family rental property in Goodyear, Az. As you may have seen in my profile, I made my first purchase when I was 21 with a friend but ended up losing that property to foreclosure after the market crashed (my friend stopped helping with the mortgage payments and I couldn't afford the mortgage on my own income). It was an expensive lesson. I love real estate so I waited for the 3 1/2 years to pass so I could get back into the game, and here I am. I bought my current house July of 2013 and currently have it rented as of the 15th of this month. It is VERY exciting! In terms of making another purchase, as far as I know, I am at a stand still until around November of 2016. My current mortgage is FHA and I cannot be approved for a conventional until next year. This gives me plenty of time to save more money and continue learning.

My short term goals are to continue purchasing single family and eventually multi family properties and then commercial properties in the longer term. 

I've been listening to the BiggerPockets podcasts for about 3 months now and am finally getting out of my comfort zone and posting here. I absolutely believe that to be successful, you have to surround yourself with successful people and that is what I am hoping BiggerPockets will do for me. I don't run into many people who not only share a passion for real estate and getting ahead in life but who are also willing to put in the effort to achieve those goals. Even though I'm new here, I already love this community and am really looking forward to meeting other investors!
