Newbie! All advise considered! πŸ˜€

Hi all! Newbie here from Federal Way, WA (south of Seattle). The hubs and I are starting to figure this out and soaking up info as we go. Seems we have found a few potential buyers (all rehabbers so far) but have yet to successfully find motivated buyers. Some fairly expensive "workshops" later, that is not the road we want to continue down, so here we are!

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com

Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

Yuki, welcome to BiggerPockets!  We lived in Federal Way for a few years, our one and only attempt at suburbia.  I still use it as a Chipolte stop on the way to Seattle, although the traffic is horrible.

Don't do any more expensive seminars, come to the free BP meet-up in Lakewood instead.  Fourth Mondays.  I plant o be there in October.
