New member from DC, looking to expand regions

Hello everyone, boy am I glad I stumbled onto this site. The wealth of information here is staggering, it's going to take a long weekend devoid of projects in my own house to sit down and comb through it all! I'm originally from Charlotte, and moved to DC about 8 years ago working in typical government type monotony. 

Along the way my I met my partner (soon-to-be wife) and we are started investing in the DC area, owning 2 properties in the District itself, one of them a 4 unit investment, as well as another rental house in Old Town Alexandria. I've done swaths of research on DC area over the years, both as a hobby and to give out free advice to all of my friends and colleagues who are looking to buy. If you've got questions about the area I would be surprised if I couldn't answer them.

We love the DC market, it's been great to us, and finding renters is a breeze. But we're looking to stray from this area into a place we wouldn't mind calling our second home, most likely New Orleans (1st pick) or Austin. My "real" job allows me to work from home almost entirely, so we would love to find a place we could call our home down there that also had rental units attached, or the real dream of a large 5-10 room place that we could operate full time as a B&B. We do all of our properties the "right" way and don't mind taking a little extra time to make sure our tenants are happy. Quick and cheap might make better money but we care about making lives better too.

I'm really looking forward to connecting with like minded folks who truly understand the value that real estate can play in eliminating the daily grind stress from your life (although we all know there's no shortage of other stresses that come along with it!).
