Hello Bigger Pockets!

My name is Errol Watson. I live in Mount Olive, NJ.

My only real estate experience is being a tenant, and working as a mechanic to pay my landlord.

My immediate goal is to improve my credit enough to make my first deal. My long term goal is to completely replace my income as an auto tech, with real estate cash flow.

Right now I'm in the education phase; reading articles, listening to the BP podcast, and practicing my analysis skills.

I can't wait to find peers, mentors and team members to get this journey started. Thanks BP community!

Study the fundamental of real estate. Not usually the most interesting topics (basic theories, title, benefits, documents, valuation and financing, to name a few), however you'll need to understand these before the other aspects will click.

Be forewarned that well over 90% of the people who start and intend to get into real estate never do their first deal deal! 

If you do not want to be part of these statistics, you must find out what the people who DO take action and succeed take and avoid the the people who find excuses and hold you back.

Your first challenge is to understand what makes a deal and what it would look like in your world. The next step is to determine how you'll be the guy who benefits from such a deal and set off to obsessively seek such deals.

The best investment you'll make is in yourself. If the only education you get is from BP, you will become a lurker not a leader. Buy books, audio courses, seminars, listen to REIA speakers and don't worry about niches (for now).
