Fourplex investing!

Hey there!

My name is Eric & I just joined BP! I am currently looking at investing into my first fourplex in the Tacoma Washington area. I also just passed the broker's exam so I can start purchasing them myself. I did have a few questions and would appreciate any feedback I could receive. 

Should I deal with a lender who specializes in this field? Should I hang my Broker's license at a firm where the property is listed to minimize commission splits? What is the most important thing to look for when purchasing a fourplex?

Hey @Eric Waterford. I think what you should be looking for depends on what your goals are with this 4-plex.

Are you looking to househack, live in one unit and let the others pay the mortgage?

Buy an investment property for cash-flow?

Buy with a goal of appreciation?

Invest as part of a tax reduction strategy?

In addition, it will probably help others answer your questions if you can provide a little bit of an idea of what your end-game plan is with the 4-plex. Are you planning to hold for the long-long term? Or buy, improve, and sell in 3-10 years?
