Hi, 

My mother's elderly landord has decided to sell the 3 unit property that she lives in.  I had the crazy idea that I might want to buy it and I came across this site while trying to learn anything I could about purchasing the house.  I arrived here with no knowledge on real estate investing and I am rather overwhelmed by all there is to learn.

I have excellent credit, but I have no idea if I will qualify for a mortgage on an investment property.  I also have a friend who will potentially lend me money for a down payment.

I hope to learn as much as possible in a relatively short time before this opportunity passes me by. It is a little frightening to even consider taking a step such as this, but that is why I am here to learn.
