Welcome @Latoya Holmes. some folks have already mentioned this, but get plugged into your local REIA. Secondly, check out J. Scott's "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs". Such great information (find them here: https://www.biggerpockets.com/store).

One note: it's been my observation that investors rarely specialize in flipping *and* rentals. Feel free to explore both to see which one suits you best, but don't be surprised if you find that you can't do both, especially as you start out. 

Also, if you haven't, make sure you check out the BP podcast. @Brandon Turner & @Joshua D. have created so much quality content that can help you figure out exactly where you want to go in this crazy and exciting world.
