I have owned property for 40 years, mostly single family homes I lived in or rented out. I currently own 2 single family homes and a duplex as well as one commercial building that I lease to my speciality contracting business.

I am mostly a "buy and pray" type investor and an looking into formalizing my real estate investments into a more business like arrangement.

I have much to learn but at 63 my long term investing may extend to my progeny
