Hello All-

My name is Akmauri Glymph. I am a UTexas alum, originally from Long Beach, CA , and I am a serial entrepreneur. I have several companies operating at the moment mostly in the healthcare industry- hospice, home health, and healthcare marketing. Prior to deciding to become a real estate investor my only experience in investing was purchasing, rehabbing, and renting a fourplex in Arlington, TX. Good times being a new landlord with "crazy" tenants- I've learned much since then and realized I had no systems in place and I micro-managed. I plan on learning everything from the ground up starting with wholesaling, then leasing with options, then finally purchasing to flip or hold. I am looking to piece together a flowchart for all the steps, documents,software involved with each type of investing so that I can implement the best processes from the very beginning. Here's to the future!

All of the lists and software you can put together will not be a substitute for doing.  There is NO magic formula and the worse thing to do is get yourself stuck in analysis paralysis.  While you are building your lists, and inputting your data into the software, the rest of the investors (new and old) are actively working to reach their goals...whatever they are.  Can you imagine teaching your child to swim by having them read lists on how to swim (very detailed and complete lists...covering every step of the process) and then having them run "what-if scenarios" on your proprietary super-duper how to swim software?  Real Estate investing is no different in my opinion.  You get in the pool...you paddle around a little in water you can stand up in, and when you feel comfortable, you go a little deeper and a little deeper until voila!...YOU ARE SWIMMING.  So, get some fundamentals in place about what your goals and desires are...map out a plan for achieving them and go do it.
