Quick question , as a real estate agent, is there money in wholesaling ? Ive asked a few different agents and ive gotten different answers. Any advice is greatly appreciated.

As an agent, you need to address "net listing" arrangements in all states. This is generally illegal but some states allow net listings with proper disclosures being given.

Even with a license, you'll have the contract issues of having the intent and ability to buy using a sale contract. You can avoid those issues using an option contract.

You can avoid all the wholesaling issues by listing the property with a fee agreement!

Under "laws of agency" you can still be seen as acting as an agent, not a principal, that can then lead to violations of agency relationships as a licensee.

I'd suggest you ask your broker, not other agents as they are the one who is responsible for your license and activities. :)
