Any advice for new wholesalers?

Question

Hello my name is Samuel and I'm new to realestate investing. I'm particularly interested in wholesaling but don't have any money for earnest deposit don't want get myself sued any advice as to which forms to use for the assignment of contract and seller and purchaser contracts. I want to work in the south jersey region, I would greatly appreciate any guidance from experienced investors, Thank You.

Check out some of the REIA in your area also and connect with some investors in your area as they can help you in regards to laws in your state. And as @Jeff Rabinowitz suggested, search here on the site and you may find info from someone in your area concerning wholesaling.

Account Closed - You need to connect with folks at the South Jersey REIA. There a number of folks there looking for a good wholesaler. Getting connect with one or two of them to identify what they are specifically looking may be a better solution for you than being led blindly by trying to do your own research. This will help ensure that you develop some solid relationships with a few buyers, which in some regards is better than having a big list of no one you actually have a relationship with.

You are new to wholesaling, are worried about getting sued, and don't even know what forms to use?

You need to team up with an experienced wholesaler in your market as a bird dog to learn something and make some money while you do.

Right now, you are a danger to yourself.

Definitely helps to have money in your pocket to start. Look for pre-foreclosure listings. Look for ads from people saying "we buy houses" or something and connect with them. Always helps to network and get advice from people in the area. Connect with a real estate agent as well, you can possibly pair up and get them to give you comps in areas off the MLS.
