I started as a flipper but quickly became a buy and hold investor after realizing that there is a significant difference between both. I am consistently seeking out opportunities to expand my portfolio and building my team. I am very hands-on, so i do a lion share of the rehabs myself.

Eric, rents are relative to the property cost. It varies by property conditions and locations (neighborhoods). I love the 2% threshold that BP is always talking about, try not to overspend though. Bare in mind that most often, your money is made even before your 1st month's rent check have been collected. You probably need to make a trip there or find someone locally who you can trust to check it out for you.
