Building a small garage home to hold & rent

I've been wanting to do something in real estate for years. I'm finally jumping in. I found a lot in town close to amenities. I found a builder who understands I'm looking for a partner to build several of these small homes. I got my business license & some private money to start. I'm heading to the bank tomorrow. I know after the build I should have about 40k equity after appraisal. My plan is to hold & rent to reap long term benefits. I'm hoping to use that equity to build or purchase the next & continue this process over & over. I only have this startup capital to invest. Is it possible to build this planned empire after just one build? I'm so excited ! Throw me your advice & suggestions, I'm all yours
