day 1 flipper, where do i start ?

Question

Ive been a contractor (master electrician) for the last 15 years doing quick flips for everyone for else. today I want to start on building my portfolio as if I am a day 1 to this gaining knowledge as such. so day 1 has started, how do I get it going?

Start by learning about the business side of being a real estate investor. Read the Ultimate Guide to Real Estate Investing (link here) so you understand the business side. And start listening to the BP podcast, it'll teach you a lot.

@Aaron GoffBP podcasts, articles and forums are good. I'd also build relationships and ask lots of questions to the flippers that you've dealt with as an electrician. As others have mentioned, start planning your source of fund for investing.

Welcome to BP @Aaron Goff. I would start attending some of the local REIA's. DC/Baltimore has many. If you want to flip....I would start learning what areas have large price spreads between rehabbed and non-rehabbed homes. I would also start forming a relationship with a hard money lender or private lender so you are able to acquire a property when one is available.
