Looking for experienced flipper for joint venture

I have around $50K and want to use it to get into REI. I do not have experience. I have only average credit and so am looking to start out on a smaller scale house flip using all cash. I am looking for someone with a lot of experience in successful house flipping to team up with in a joint venture situation. I live in California, and real estate here is way out of my budget. I am apprehensive about teaming with someone I don't know because I need to be able to trust them not to inflate rehab costs, etc. But after researching all my REI options, I feel this is my best route. If anyone out there is interested or has some advice for me, I'm all ears! Thank you all for your wonderful help and support for a newbie like me!!

@Donna D.  HIGHLY risky to making this post on BP>.  if you do not have expeirnce in this the last thing you want to do is fund some person 5 states away.

Find someone local that you can stay right on top of.. what your asking for Is one of the quickest ways I know to lose your money.. Just because someone is on BP as a member is not way an endorsement of their credibility and ability to execute..
