Real Estate Rookie in Kilgore, TX that just purchased a duplex

Howdy to all, my name is Seth and I am just now getting into investment properties. I am a teacher and football coach at a small high school outside of Kilgore. I grew up near Gilmer, TX and I am a graduate of Texas A&M.

I found BiggerPockets thanks to Brandon's book. I bought it on amazon kindle and read it in a matter of a few days. I've referenced it dozens of times since then and reread many of the chapters.

My goal in real estate is to set myself up for retirement and develop an income stream to supplement my day job. I have set an arbitrary goal of acquiring 5 properties in the next 7 years. This goal was developed because I will be 15 years from retirement in 7 years, and that would ensure that the properties would be paid off if they are bought on 15 year notes.

I am currently under contract to purchase a 1/1 duplex. I have it financed with a private lender. We close on March 25. Both units are currently occupied.

I am here to learn and I appreciate any advice!
